Its purpose is to unlock the full potential of their portfolio and manage their mortgage debt in as cost-efficient manner as possible.
Our PMS ensures that our clients benefit from the cheapest possible interest rates, which reduces their monthly payments and provides them with a greater income stream.
It is also a powerful tool to unlock the equity that may reside in a client’s portfolio, which frees up additional monies to purchase further properties.
The PMS operates on both a quantitative and qualitative level. In the first instance, we use ‘active’ spreadsheets to statistically analyse every aspect of a client’s portfolio to see if the debt is being managed efficiently.
For example, is their borrowing on the best possible rate, is optimal use being made of the equity or could it be used elsewhere, and is it possible to free up additional capital for expansion?
Once we have quantified the data, our skilled mortgage consultants analyse it in depth and assess how it fits into the broader investment strategy and risk profile of the client. We then manage the portfolio with regular reviews and updates when new products come onto the market.
Importantly, there is no additional cost to our PMS. It is part of our normal proposition and a measure of the duty of care we feel towards our clients.
