Landlords and Energy Performance Certificates

I thought I would just post a quick reminder to all landlords out there about a change in the law that comes into play on October 1st.

As of October 2008, an EPC will be required for all rental properties on change of tenant.

Landlords are being strongly advised to start getting this in to place early before the usual last-minute rush which will inevitably cause delays, irritation, and much swearing against the government and the powers that be.

Caroline Pickering, who is chair of the National Approved Letting Scheme, NALS, said yesterday, "by contacting a local Domestic Energy Assessor (DEA) ahead of the deadline in October will ensure that your property is fully compliant and will reduce the risk of having to join a waiting list and most importantly will put you ahead of the competition."

The cost of one of these does vary from place to place but should not be any more than £300, although that is a pretty sizable bill if you have ten or more properties.
